Additional rules We aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy home. For us to do so, we would truly appreciate it if you can follow these house rules🙏! Thank you in advance and truly appreciate your cooperation! - No parties, events or large group gatherings to be booked through airbnb platform. This is defined as more guests than are paying to stay in the house. Not doing so will result in immediate eviction/cancellation and forfeiting any deposits. It may be less expensive for day use versus overnight - let's talk! - Keep noise to a minimum after 10pm per Hillsborough County Noise Ordinance. - ABSOLUTELY NO drugs, smoking and/or vaping inside home. Extra cleaning fees to remove odor and stains may be applied, up to $1000. If you have a smoker in your group and need outside accommodation we’d be happy to supply you with a designated area and a “butt” can. - PLEASE WASH YOUR DISHES after use. If dishes are not washed, extra cleaning fees may be applied. I'd be happy if you rinsed them off and started dishwasher before you left! - We do not expect you to strip the sheets just ensure all bedding is where it was originally. Including all objects, pillows and blankets in room. - TRASH, we don't expect you to take the trash out at end of your stay. There are garbage bins outside, see manual for location, to take trash to but it MUST be in a garbage bag (provided under both kitchen sinks). NO LOOSE items in garbage can please. $100 fee for loose trash found. - Septic Tank: Our home is on a septic tank which means you can not put anything toilets other then toilet paper! No Q-Tips, tampons or maxi pads. These items can be disposed of properly in the bathroom trash cans. -NO grease of any kind down any sinks. We have a grease container under the kitchen sink to properly dispose of grease. Thank you!!! - PARKING: parking is provided on the driveway side by side & in the Garage. Our driveway is suitable for cars and SUV’s, NO semis please. If additional parking is needed, please let us know ahead of time. DO NOT park on the grass. - Feel free to use the fire pit outside that is set up for our guests leisure use only. Please clean up after yourselves and keep the fire pit clean. If the fire pit is left dirty and requires extra cleaning, you may receive a cleaning fee after your stay. I am not asking for spotless just don't ashes in the fire pit. If it is not cleaned, there will be a $100 charge. - Please do not rearrange our furniture. Please return all items to their original rooms such as any bedding, blankets, etc. as all items are accounted for after your stay, all bedding is washed and inventoried after your stay. - NO underage drinking is permitted or condoned - 21+ONLY. - Registered guests only. - If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. - NO pets of any variety. - No fireworks without permission. - A Ring doorbell camera is on the exterior of the home that can be used to verify should neighbors complain as this has been abused in the past. The county does have a noise ordinance where we could be fined which would result in immediate cancellation, eviction & no refund, along with you being responsible for fine. - A Key Fob for Access to the Community Pool is available upon request at the time of booking. A $250 lost key fob fee may apply if the fob is lost or misplaced at the end of the stay. - Lastly, because this is an Airbnb community not a hotel, and is also our home when we stay in Brandon, please be respectful of the property and keep it clean before you leave. (Respect our property and our things) - we would appreciate it! This is NOT a hotel, I can't stress that enough. We want you to have a good time but remember this is our home. We also need to be it's in good shape for next check in - so be mindful and respectful of our home for the next guests checking in! We appreciate you taking care of our home.

Other Things to Note: - Security: A Ring Doorbell is installed at the front door, recording all activity for your safety and security. It remains operational at all times. - Tranquil Setting: The property is situated on a peaceful pond, offering a serene atmosphere perfect for relaxation. Enjoy the beautiful natural surroundings right in the backyard. - Newly Installed: grab bars in master bath shower/tub for our disabled/less mobile guests. - Central Location: Despite its tranquility, our home is centrally located with easy access to essential amenities and attractions. You’re just moments away from shopping centers, grocery stores, fitness centers, wholesale clubs, entertainment options, and major highways, making it easy to explore everything the area has to offer.
